How a deal works

Four steps. No surprises.

01

We find it.

Older apartment buildings in Southern Maine, in towns we already know street by street.

→

02

We underwrite conservatively.

The deal has to work on the rent it collects today. We don’t count on the market going up to make it pencil.

→

03

Partners invest.

You get the offering documents, the numbers and a straight answer to every question before you put in a dollar.

→

04

We operate and report quarterly.

We run the building, do the capital work, and send a short letter every quarter showing what happened.

What you can expect

01

Distributions when cash flow supports them

Paid from what the buildings earn. Hollis and Sanford have paid out more than $1.9 million so far.

02

Straight answers

Call and you get a partner, not a call center. Good news or bad, you hear it in plain English.

Questions

What partners usually ask first.

Who can invest?

Accredited investors only. Our offerings are made only to accredited investors, through the offering documents. If you’re not sure whether you qualify, ask your financial advisor or accountant, or call us and we’ll explain how it works.

Where do you invest?

In older apartment buildings in York County, Southern Maine: Hollis, Sanford and Limerick. Today we own 100 apartments in 21 buildings there: 63 in Hollis, 25 in Sanford and 12 in Limerick.

How are distributions paid?

By bank transfer, when the buildings’ cash flow supports them. Hollis and Sanford have paid partners more than $1.9 million, and we have never missed an investor distribution. Each quarterly letter shows what was paid and why.

What will I hear from you, and how often?

A two-page letter every quarter for each portfolio you’re in. It covers the operating statement, free cash flow, distributions, highlights and photos.

How long do you hold?

Typically forever. We buy to hold for the long term, but we will sell strategically when it makes financial sense for our investors. Sanford Portfolio II is an example: we sold it after 9 months and returned 1.36x to investors. We have owned in Limerick since 2015, Hollis since 2019 and Sanford since 2022.

What are the terms?

Each offering’s terms are set out in its own offering documents, including how cash flow and sale proceeds are split. We keep them simple, and we’ll go through them with you line by line.

What are the risks?

You can lose money investing in real estate. Buildings need repairs, tenants move out, and rates change. We underwrite conservatively and keep our partners informed, but returns are not guaranteed.

Accredited investors only. Our offerings are open only to accredited investors and are made only through the offering documents. Nothing on this site is an offer to sell or a solicitation to buy securities.
